Briarwood

This residential development in Prince William County consists of 173 multi-family units to be constructed in three sections over 16 acres. SMITH Engineering shepherded the multiple plans sets through the County approval process. In Section I, the existing multi-family units are being upgraded. SMITH Engineering has designed ADA accessibility to the units in addition to designing an expansion of the existing parking lot. SMITH Engineering also determined through a water system analysis that an upgrade to the water main system was necessary to provide adequate fire protection to the units. In Section IIA, SMITH Engineering re-planned the development from 48 two-over-two units to a single four-story building containing 88 units and a 5,000-square-foot recreation center and swimming pool. SMITH Engineering was able to minimize construction costs by utilizing some of the existing infrastructure constructed with the two-over-two plan.

In Section IIB, SMITH Engineering re-planned the development from 74 two-over-two units to 73 multi-family units consisting of two, four-story buildings. SMITH Engineering worked with the County’s Planning Department and Board of Supervisors to rezone the site to the multi-family units. SMITH Engineering also designed inter-parcel pedestrian routes that are ADA accessible and that connect Section I, Section IIA and Section IIB to the adjacent VDOT commuter parking lot, at the intersection of Interstate 95 and Dumfries Road. SMITH Engineering worked with VDOT and the County’s Transportation Department to remove unsafe commuter traffic on Interstate Drive by providing an expansion to the VDOT commuter parking lot.
